In many GTA apartment buildings, the intercom is the front door's gatekeeper. When it fails, tenants cannot let in visitors or deliveries, and the entrance may end up propped open.
The parts of the system
- Entry panel: the directory and call buttons or keypad outside.
- Suite stations or phone integration: how tenants answer and release.
- Power supply and wiring.
- Door release: usually an electric strike, sometimes a maglock.
- The door itself: closer, hinges, latch.
Common failures
Many "intercom" problems are door problems: a worn strike, a door that has dropped so the latch binds, or a closer that does not bring the door fully shut. Others are power supply failures or damaged entry panels.
Maintenance
- Check that the door closes and latches on its own.
- Test the release from several suites periodically.
- Keep the directory current.
- Replace worn strikes before they fail.
Security considerations
A propped-open front door defeats the whole system. If tenants are propping the door, the cause is usually a slow or unreliable release; fixing it restores security.
How a buzzer system works
A visitor presses a button, a signal travels to the unit, and the resident presses a button to release an electric strike at the entrance. The system depends on wiring, power and matching hardware.
Common failures
Water damage in outdoor panels, worn buttons, failed transformers, door frames that have moved and strikes that jam. Problems with the phone lines or network can also break communication.
Maintenance and security
Test the system regularly, keep the panel clean and update directories. Do not prop the door open. See connected building access.
Questions for building managers
Who maintains the panel: the management company, a vendor or the corporation? How often is the directory updated? What happens to the entry system during a power cut? A brief answer to each will show whether there is a plan or whether residents will be left waiting outside when something fails.
